The Myth of the “Perfect Time” to Buy or Sell Real Estate

One of the most common things I hear from buyers and sellers is that they’re waiting for the “perfect time.” Maybe they’re waiting for interest rates to drop, for prices to soften, or for more inventory to hit the market. The idea is simple: if all the right conditions line up, that’s when they’ll make their move. The problem is that in real estate, that perfect moment almost never arrives.
 
Markets rarely align the way people hope they will. When one factor improves, another often moves in the opposite direction. For example, when interest rates fall, demand usually increases because more buyers suddenly jump back into the market. More buyers mean more competition, which often pushes prices higher again. The same thing happens when prices soften — buyers who were waiting on the sidelines rush in, and the opportunity quickly becomes more competitive.
 
 
This is why experienced buyers and sellers tend to think about timing differently. Instead of trying to perfectly predict the market, they focus on their own readiness. Are their finances in order? Does the move make sense for their lifestyle or long-term plans? Is there a property that actually fits their needs? In many cases, personal timing matters far more than market timing.
 
Real estate is also a long-term investment for most people. Someone who buys a home during a less-than-perfect market but holds the property for several years often ends up doing quite well. Meanwhile, someone who spends years waiting for the perfect conditions may miss multiple opportunities along the way. Markets move, life changes, and the “perfect moment” keeps shifting.
 
The truth is, there’s rarely a flawless time to buy or sell. Every market has its advantages and challenges. The key is understanding how to navigate the conditions in front of you rather than waiting for everything to line up perfectly. When the right opportunity appears and the timing works for your life, that’s usually the moment worth paying attention to.
